How to Start Off on the Right Foot with New Tenants

How-to-Start-Off-on-Right-Foot-with-New TenantsLocating good tenants is only half the battle for landlords and property managers. The next critical step is developing relationships with those renters right off the bat. Why? Because when your tenants like and appreciate you, they’re much more likely to stick around, reducing costly turnover. So how can you improve the chances of getting off on the right foot with the people you’ve chosen for your rental property? Here are some suggestions to get you started.

Help coordinate the move

As a property management professional, you likely run in the same circles as many companies that specialize in moving services. Pick a couple that are reputable and offer to partner with them. You’ll recommend their services to new tenants, and in turn, they’ll offer an exclusive discount.

Provide “change of address” information

Your new tenants will be running around like crazy trying to get everything done. By putting together a “change of address” packet for them, you’ll help save them several extra steps. Trust us – they’ll appreciate it!

Offer insider info about the area

Put together a list of all the important contacts someone new to the area may need to get started, such as utility companies and cable providers. You may also want to include other helpful information, such as local restaurants, banks, grocery stores, daycare centers, gyms and anything else you think may be helpful. Present this list in a binder when your tenants move in.

Give them a list of contacts

Let your new tenants know exactly who they should call if and when anything goes wrong at the property. This will help make them feel more prepared in the event that they need to make a maintenance request.

Send a welcome gift

Who doesn’t like getting gifts? Show your new tenants that you appreciate having them in your property by sending them a small gesture once they’re all moved in. What you give can be anything from a small basket filled with kitchen or paper goods, a couple of monogrammed towels, or even just a gift card to a local store or restaurant.

Of course, none of these things are necessary for a landlord or property manager to do, but doing so will really set you apart from the rest. Your tenants will appreciate the extra time and attention you provided to them, and they’ll pay you back with loyalty and respect, which is the ultimate goal.
