Go to your target audience.

Don’t sit back and wait for prospects to come to you; go to them! Visit your local coffee shops, beauty salons, shopping areas, restaurants and even tourist attractions (you never know when someone visiting may be considering moving to your area) – if they’re in driving distance, ask if they’d consider posting a flyer for you.

Form partnerships with employment agencies and local businesses.

People that may be relocating for a job will also be looking for a new place to live, so consider forming partnerships with local temp agencies, employment firms and even some of the larger corporations in your area. You’ll benefit by getting “first dibs” on prospects and they’ll benefit by providing full-service options for their clients and employees.

Host a community event.

Instead of the same old open house events, why not make it more fun, engaging and effective by turning it into a community event. Offer a referral program.

Reward existing tenants and clients for helping you locate other quality tenants. Provide cards with a place for your tenants and clients to write their names and then offer a prize or gift if/when someone that shows that card rents one of your properties.

Don’t just wait for people to make appointments or come to open houses to view your properties. Take some time to create video virtual tours of each one, and then burn them onto DVDs that you can hand out whenever the opportunity arises. Also, remind those you’re handing the DVDs to that they can pass them along to anyone they know that might be in the market for a new home, condo or apartment.
